Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Crown Repair: The Dallas Owner’s Guide
We stock and install DuraFlex-compatible crown repair components for most residential liner systems, with most Dallas crown repairs landing between $425 and $850 installed depending on the crown’s condition and whether we’re doing a full rebuild or a repair-and-seal job. Most repairs are completed in a single visit once we’ve seen the crown and confirmed what we’re working with. The way most Dallas homeowners find out their crown has failed is a water stain on the ceiling near the fireplace, or during a routine sweep when our technician points out that the crown has spider cracks running through it like a Texas drought pattern. The crown is the concrete cap at the top of your chimney that keeps rain from getting behind your DuraFlex liner and into the masonry, and once it goes, water starts doing real work on everything below it.
Nathan Corliss has been looking at failed chimney crowns in Dallas for well over a decade, and the pattern is always the same: concrete shrinks, Dallas heat speeds up the cracking, and water gets in. The good news is a DuraFlex crown repair is a known job with a known price. We’ll tell you the number before we touch anything. That’s the whole job.
Which DuraFlex Models This Applies To
DuraFlex is a brand of flexible stainless steel chimney liner, and the crown repair we do sits above it, not on it. The crown is the concrete or mortar cap at the top of the chimney structure. It works with any DuraFlex liner series: the standard DuraFlex 316L, the DuraFlex Pro, and the DuraFlex 304 alloy liners all vent through the same crown assembly. If you have a DuraFlex liner installed in your chimney, the crown repair process is the same regardless of which liner series is running through the flue.
The compatibility issue to watch for is the chase cover on prefab chimneys, not the liner itself. If your Dallas home has a prefab or manufactured fireplace, the metal chase cover at the top does a similar job to a masonry crown, and those are often mistaken for crown failures by the untrained eye. We carry both masonry crown repair materials and chase cover replacements on the truck so we’re not making a second trip when we discover which one you have.
We’re an independent chimney service company, not affiliated with DuraFlex, but we source our crown repair materials from the trade suppliers we trust: DuraFlex, HeatShield, Gelco, Olympia Chimney, Famco, and Copperfield. For crown repair specifically, we’re using high-bond polymer-modified crown coat materials rated for exterior exposure and the freeze-thaw cycles we get in North Texas winters.

Signs Your DuraFlex Crown Repair Is Failing
- Visible cracks in the crown surface. When you look down at the top of your chimney and see hairline cracks in the concrete, water is already working its way into those gaps. Every freeze-thaw cycle in a Dallas winter makes them wider.
- Water stains on the ceiling near the fireplace. Water travels down from the failing crown along the outside of the DuraFlex liner and shows up as brown stains on your ceiling, usually after a heavy rain.
- Efflorescence on the chimney exterior. White chalky deposits on the brick below the crown are minerals left behind by water that entered through cracks and evaporated out through the masonry.
- Crumbling spalling brick near the top. When water gets in and freezes, the brick faces pop off. We see this most often on the north side of Dallas chimneys where the sun doesn’t dry things out as fast.
- Rust stains or drips down the chimney chase. On prefab chimneys, a failing chase cover or crown pan will rust through and leave orange streaks down the siding.

AfterReplacement Cost & What’s Included
In Dallas, a full crown rebuild with a proper crown coat sealant typically runs between $425 and $850 installed. If the crown is largely intact and only needs crack repair with a high-bond sealant, you’re looking at the lower end. If we’re rebuilding the crown with new form material and proper overhang, expect the higher end. A chase cover replacement on a prefab runs between $350 and $650 depending on the dimensions and whether we fabricate it on site.
Every quote includes the written price before work starts, the labor, the materials, haul-off of any debris, and a written guarantee on the repair. If that crown repair fails inside the guarantee period, we come back and correct it at no charge. That’s the Kingswell Guarantee, and it’s not an add-on you pay extra for. It’s just how we do business.
DIY or Call Us?
You can safely inspect your own chimney crown if you have a clear view from the ground or a safe dormer window. Look for visible cracks, missing chunks, or growth. What you shouldn’t do is get on a ladder and start patching a crown yourself. Crown repair requires working at height, often on a sloped roof, and using materials that need proper surface prep and curing conditions to bond. A bad patch job looks fine for a season and fails the next time it rains, which is the exact scenario that brings frustrated Dallas homeowners to us in the first place.
We’ve seen too many roofs in Lakewood and M-Street with cracked tiles from someone walking up there with a bucket of hardware-store patch, and we’d rather just do it right the first time. Call (361) 314-3193 to book a crown inspection. We’ll show up when we say we will, give you the number in writing, and put the guarantee on paper.
FAQs
A properly rebuilt crown with a polymer-modified crown coat on a Dallas chimney typically lasts 15 to 25 years, assuming you’re not hitting it with a pressure washer or letting tree limbs scrape across it. The original concrete crowns on most 1980s and 1990s homes in this area were poured too thin and skimped on the expansion joint, which is why so many of them need work now. Call (361) 314-3193 for a free inspection and an honest read on whether yours can wait a season or needs attention now.
Yes, if the crown is still structurally intact with cracks under a quarter inch wide, a high-bond crown coat repair will get you another decade or more out of the existing crown. If the crown is missing chunks, has gaps at the flue tile, or has cracked all the way through, a rebuild is the only honest fix. We’ll tell you which one you need based on what we see and show you photos before you spend a dollar.
Most crown repairs are done in 2 to 4 hours on site, plus curing time. The crown coat material we use is fast-setting, but it still needs a stretch of dry weather to bond properly. We schedule around the Dallas forecast and we’ll tell you if we need to push a day. If the repair is covered and fails inside the guarantee period, we return and fix it at no charge under the 365-Day Done Right Promise.
We keep crown coat material, form materials, and chase cover components on our trucks, along with DuraFlex-compatible liner parts, HeatShield, and Gelco materials. Most crown repair jobs are completed same visit. Call (361) 314-3193 and a live person will answer, take the details of what you’re seeing, and get you on the schedule.
Tell you the price first, do the work right, put it in writing. That’s the whole job.
