HeatShield Crown Repair: The Dallas Owner’s Guide
HeatShield crown repair in Dallas typically runs between $395 and $850 installed, depending on how much of the crown has failed and whether we’re sealing or rebuilding sections of it. We stock HeatShield-compatible crown repair materials on our trucks, so most jobs are done in a single visit. You usually find out the crown has failed when you spot water staining on the ceiling near the chimney, or when a heavy Dallas rain pushes water through the brick and you get damp spots on the fireplace face.
Here’s the thing about chimney crowns in Texas: they take a beating from the weather. The freeze-thaw cycle we get in Dallas winters, followed by 100-degree summers, causes the concrete or mortar crown to expand and contract until it cracks. HeatShield’s crown repair system is designed specifically for that failure pattern. It seals the crown, fills the cracks, and gives the water one less way into your chimney chase. If you’re seeing water where it shouldn’t be, the crown is the first place we look.
Which HeatShield Models This Applies To
HeatShield’s crown repair system works across most masonry chimney crowns and chimney chases, regardless of the flue liner you have. It’s not tied to a specific HeatShield liner model, which is good news: if you have a HeatShield liner that was installed in the last 15 years, or even an older clay tile liner, the crown repair still applies. The crown is the concrete slab at the top of the chimney that caps the structure and directs water away from the flue.
Where the compatibility question actually matters is in how the repair is applied. HeatShield makes both a crown coat material, which is a waterproof membrane you trowel over the existing crown, and a crown rebuild system for when the old crown is too far gone to save. We carry both on the truck. One gotcha we run into in older Dallas homes, particularly in neighborhoods like Lakewood and East Dallas where chimneys date back to the 1950s and earlier, is that the original crown was often poured incorrectly with no drip edge and no expansion joint. If that’s what you have, the HeatShield crown coat alone won’t fix the underlying problem. You need the rebuild, or water will keep getting behind the brick.
We’re an independent Dallas chimney company, not affiliated with HeatShield, which means we’re free to tell you straight: sometimes the HeatShield crown coat is the right call, sometimes a full rebuild with a proper poured crown is the better long-term fix. We’ll show you the condition before recommending either one.
For identification, we match the crown repair to the dimensions of your chimney crown, not to a HeatShield serial number. We measure the crown overhang, the flue opening, and the condition of the existing concrete before quoting. That’s the only way to get an honest price.

Signs Your HeatShield Crown Repair Is Failing
- Water staining on the ceiling or walls near the chimney. This is the symptom that gets most people to call. The crown’s job is to shed water away from the flue and the chase. When it cracks, water finds the path of least resistance, which is usually down the chase and into your ceiling joists.
- Damp smell in the firebox after rain. A failed crown lets water run down the outside of the flue and pool at the base of the chimney. You’ll smell it before you see it most of the time. Mold and mildew inside a firebox smell musty and distinct.
- Visible cracks in the crown itself. From the ground, you may be able to see hairline cracks running across the top of the chimney. A crown crack wider than a quarter inch is a real problem, and even hairline cracks in Dallas will open up quickly with freeze-thaw cycles.
- Spalling brick or flaking mortar near the top of the chimney. When water seeps into brick and then freezes, the brick face pops off. You’ll see pieces of brick or mortar on the roof or in the yard below the chimney. This is the crown failing and taking the chimney structure with it.
- White efflorescence on the brick. That white, chalky staining is mineral salts being pulled out of the brick by water. It’s not just cosmetic. It means water has been moving through the chimney masonry for a while, and the crown is the most likely entry point.

AfterReplacement Cost & What’s Included
For HeatShield crown repair in Dallas, you’re looking at:
- HeatShield crown coat over an existing sound crown: $395 to $550, including surface prep, crack filling, and the waterproof membrane layer.
- Partial crown rebuild with HeatShield materials: $550 to $700, when sections of the old crown have broken away and need to be reformed before coating.
- Full crown rebuild with proper overhang and drip edge: $700 to $850, when the original crown was poured wrong from the start. This is the permanent fix for older Dallas chimneys.
The price includes the full labor of prep and application, the HeatShield materials, a written price before any work starts, and our written guarantee on the repair. We don’t add a line item for the guarantee. It comes with the job. If the crown repair fails within the guarantee period, we come back and fix it at no charge. That’s the Kingswell Guarantee, and it applies to every crown repair we do.
What drives the price range is mostly the condition of the existing crown and how much prep work is needed. A crown that’s mostly intact just needs cleaning, crack filling, and the coat. A crown that’s crumbling needs to be built back up first. Nathan Corliss and our crews will show you exactly what we’re seeing before we quote it, so the price you get is the price for your actual chimney, not a guess.
DIY or Call Us?
You can do some investigating yourself without any special gear. Get a pair of binoculars and look at the crown from the ground. Check for obvious cracks, missing pieces, or standing water up there after rain. If you have a chimney cap that’s rusted through or missing entirely, that’s also worth noting when you call us.
What we don’t recommend is doing the crown repair yourself. Crown work means working at height on a roof, often on a slope, and the consequences of a wrong move are serious. A fall from even a single-story roof can be life-changing. Beyond the safety issue, the prep work matters. If you don’t properly clean and cure the old crown before applying the HeatShield coat, it won’t bond, and you’ll be back in the same spot within a year. We’ve seen homeowners in North Dallas and Richardson spend a weekend on a DIY crown patch that failed in the first freeze. Call us at (361) 314-3193 and let us give you a written quote. You’ll know the real number before you decide anything.
FAQs
In Dallas, a properly applied HeatShield crown coat or rebuild should last 10 to 15 years before it needs attention again. The Texas freeze-thaw cycle is hard on chimney crowns, and heat does its own damage. We’ve seen coats last longer when the crown was prepped correctly and the chimney has a proper cap. If it fails inside our guarantee period, we fix it at no charge.
Yes, if the underlying concrete is still sound, we can fill the cracks and apply the HeatShield crown coat. If the crown is crumbling, spalling, or was poured without a proper overhang, a repair won’t hold. We’ll show you photos of the crown before recommending either option, so you’re not making a blind decision.
A crown coat over a sound crown usually takes 2 to 3 hours including prep and cleanup. A full rebuild takes most of a day. We’ll give you a real arrival window when you book, and the technician will be in uniform and background-checked, so you know exactly who’s on your roof.
Yes. We keep HeatShield crown coat and crown rebuild materials on our trucks, along with parts from DuraFlex and Gelco for liner work. That means there’s no waiting on a shipment from the manufacturer when your crown is failing and water is getting in. Call (361) 314-3193 for a free estimate. Tell you the price first, do the work right, put it in writing – that’s the whole job.
