Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Sweep in Dallas: What to Know First
We sweep and service Famco chimneys, fireplaces, and venting systems throughout Dallas, and most standard Famco chimney sweeps run between $189 and $329 depending on the setup, the creosote load, and whether it’s been more than a couple of years since the last cleaning. That price is written down before we touch anything, so the number you hear at the door is the number on the invoice. If you own a Famco wood stove, fireplace, or chimney system and you’re not sure the last time it saw a brush, call (361) 314-3193 and we’ll get you booked and give you a straight answer on cost.
This page is for Dallas homeowners who already own Famco equipment and want a sweep company that actually knows the brand, its quirks, and what to look for while the brush is in the flue. Nathan Corliss and our crew have cleaned, inspected, and repaired Famco systems from Lake Highlands to Oak Cliff, and we’ve learned where these units tend to collect creosote, where the gaskets wear, and what an older Famco stove sounds like when it’s not drafting right. As an independent Famco service provider, we’re not affiliated with the manufacturer, but we work on their equipment every week.
How Famco Products Fail – and How We Fix Them
- Creosote buildup in older Famco wood stove connectors. Famco stoves from the 1990s and early 2000s have shorter, tighter connector pipes between the stove collar and the wall thimble. That stretch runs cooler than the main flue, so creosote condenses there first. In Dallas, where we get cold snaps followed by warm weeks, stoves get run hard then left cool, and that cycle bakes the creosote into a hard glaze. We scrape it, brush it, and check that connector section every single sweep.
- Door gasket flattening on Famco stove doors. The rope gaskets on Famco stove doors lose their spring over time, especially on units that have seen a decade of North Texas humidity swings. A flattened gasket lets air sneak in, which changes the burn rate and pushes more unburned smoke up the flue. That means more creosote, faster. During a sweep we’ll run a simple dollar-bill test on the gasket and tell you plainly if it’s time to replace it.
- Baffle plate warping on Famco inserts. We see this regularly in Dallas homes with Famco fireplace inserts. The steel baffle plate at the top of the firebox takes the direct heat, and after years of hot burns it warps or cracks. A warped baffle changes how air moves through the stove, which leaves soot in places that should burn clean. We’ll pull the baffle during a sweep to inspect it, and show you photos if it needs attention.
- Soot and ash packing in the secondary burn tubes. Famco models with secondary combustion tubes can pack ash into the tube openings if the stove has been run with wet wood or on low air for long stretches. That clogs the air intake and the stove runs dirty from then on. Our sweep includes brushing and clearing those tubes so the stove burns the way Famco designed it to.
- Cap and screen clogging on Famco chimney terminations. The mesh spark arrestor on Famco chimney caps is fine enough to stop sparks and fine enough to plug up with soot and creosote after a season or two. In Dallas, add in pollen, cottonwood, and the occasional bird nest, and you get a flue that won’t draft. We clean and clear the cap on every Famco sweep, because a clogged cap is the single most common reason a Dallas Famco owner says their stove “just doesn’t draw like it used to.”

Our Famco Chimney Sweep Process
Here’s how a Famco sweep works when you book with Ashby Chimney Dallas, from the first call to the final walkthrough.
- 1
You call, a person answers. No voicemail tree. We ask about your Famco unit, when it was last swept, and what you’ve noticed. We give you a written price range before we schedule the visit.
- 2
We arrive and lay down protection. Drop cloths go down around the hearth and the path to the door. Every tech is background-checked and in uniform, and they’ll tell you their name.
- 3
We inspect before we brush. A quick Level 1 look at the firebox, baffle, gaskets, and what we can see of the flue. This tells us what kind of creosote we’re dealing with: fluffy, flaky, or glazed.
- 4
We sweep with brushes sized to the flue. Famco systems use standard flue sizing, but the connector sections need hand work with a smaller brush. We clean the firebox, secondary tubes, baffle area, connector pipe, flue, and cap.
- 5
We show you what came out. You’ll see the creosote and soot in our collection container before we haul it out. If we find anything that needs repair, we’ll show you photos and give you a written price before any repair work starts.
- 6
We put the guarantee in writing. Every sweep and every repair gets a written guarantee. If a covered repair fails inside the guarantee period, we come back and fix it at no charge. That’s the 365-Day Done Right Promise.
What Famco Chimney Sweep Costs in Dallas
Most Famco chimney sweeps in Dallas run between $189 and $329. Here’s what that looks like by scenario.
- Standard Famco sweep, no issues found: $189 – $249. Includes firebox, baffle, connector pipe, flue, and cap cleaning.
- Sweep with heavy creosote or glazed deposits: $249 – $329. Extra time and brushing, sometimes a chemical treatment to break down glaze.
- Sweep plus gasket replacement: Add $35 – $75 depending on the stove door size. We use correct-density rope gasket sized to the Famco channel.
- Sweep plus a Level 2 inspection: Add $150 – $250 if we’re running a camera up the flue to check for hidden cracks or liner damage.
What moves the price: how long it’s been since the last sweep, whether the cap is clogged, whether the baffle needs extra time, and whether it’s a single-story or multi-story roof access. You’ll get a written price before we start. Call (361) 314-3193 for a free estimate over the phone.

AfterWhy Dallas Homeowners Call Ashby Chimney Dallas for Famco Work
We’ve been at this since 2002, and each of our locations is independently owned and operated under the Kingswell Guarantee. That guarantee is the reason half our Dallas Famco customers call us: every job gets a written price before work starts, and every repair gets a written guarantee. If it fails inside the guarantee period, we come back at no charge. No argument, no fine print. Nathan Corliss grew up learning this trade at Los Angeles Trade-Technical College, then spent years running crews across Dallas including a long stretch in Lakewood, where plenty of older homes have Famco stoves that haven’t seen a brush since the Clinton administration. He’s been telling Dallas customers the same thing for over a decade: tell you the price first, do the work right, put it in writing – that’s the whole job.
We also work with the other brands you likely have attached to that Famco unit: DuraFlex liners, HeatShield resurfacing systems, and Gelco chimney caps. If your Famco connector pipe connects to a deteriorated flue liner, we’ll show you the camera footage and give you options, not a sales pitch.
Frequently Asked Questions
Most Famco sweeps in Dallas run between $189 and $329. The price depends on creosote load, roof access, and whether the cap and connector pipe need extra attention. You’ll get a written price before any work begins. Call (361) 314-3193 for a free estimate.
No, regular chimney sweeping is required maintenance for any wood-burning appliance, Famco included, and having it done by a professional is exactly what the warranty expects. What voids warranties is neglect: a flue packed with creosote or a connector pipe that hasn’t been cleaned in years. We’ll document the sweep and the condition of the system so you have a record if you ever need to make a claim.
When something on a Famco unit needs replacing, we look at availability and what works. Some Famco gaskets and baffles are still available direct, and when they are, we quote them. When the OEM part is discontinued or backordered, we use quality aftermarket parts from brands like DuraFlex for liners or Gelco for caps, and we’ll tell you exactly what’s going in and why. You’ll see the part price in writing before we order anything.
Most Dallas chimney sweeps can be scheduled within a week, and we do everything we can to get you on the books sooner if it’s mid-winter and you’re burning every night. The best time to book is late summer or early fall, before the first cold snap hits North Texas and every chimney company in the metroplex gets busy.
We show you, on the spot, with photos from the inspection. If it’s a safety issue like a cracked flue liner or a compromised connector pipe, we’ll give you a written price for the repair before any work starts. If it can wait, we’ll tell you that too. We won’t push a repair you don’t need. If you decide to proceed and the repair fails inside the guarantee period, we come back and fix it at no charge – that’s the 365-Day Done Right Promise.
