Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Olympia Chimney Crown Repair: The Dallas Owner’s Guide
If you have an Olympia Chimney system and the crown is cracking, spalling, or letting water in, we can repair or replace it in Dallas for $425 to $1,100 installed, depending on crown condition and chimney access. We stock Olympia Chimney-compatible crown materials on the truck and can usually get repairs scheduled within three to five business days. Most Dallas homeowners discover the problem the same way: a water stain on the ceiling near the fireplace, or a mason pointing at the crown during a routine sweep and saying, “That’s not doing its job anymore.”
Which Olympia Chimney Models This Applies To
Olympia Chimney builds factory-built fireplace and chimney systems, and the crown we’re talking about is the concrete or metal cap at the very top of the chase (the framed box that encloses the chimney pipe). This is not the flue liner, and it’s not the chase cover. It’s the poured or prefabricated crown that sheds water away from the pipe and keeps it from running down into the chase and onto the firebox below.
For Olympia systems, the crown style depends on whether you have a masonry chase top or a factory metal chase pan. Most Olympia air-cooled systems (the Olympia Elite and Olympia Ventis lines are the ones we see most in Dallas) have a metal chase pan with a lift-off crown cap. If that pan rusts through, the crown itself may still look fine while water pours in underneath. That’s the compatibility gotcha: a homeowner will see a decent-looking crown and assume it’s fine, when the real failure is the pan under it. We always check both. If replacement parts are needed, OEM Olympia components fit precisely, but on 10-to-15-year-old chases, a quality fabricated steel pan with an Olympia-compatible crown mount often outlasts the original. We’ll show you both options and quote them separately.

Signs Your Olympia Chimney Crown Repair Is Failing
- Water stains in the firebox or on the ceiling around the chase. This usually means the crown isn’t casting water past the outer edge anymore. On Olympia air-cooled chases, water travels down inside the framing to the firebox, and the stain shows up months before the drywall does.
- Rust streaks running down the chase siding or brick. The metal crown or pan is bleeding oxide onto whatever is underneath. By the time you see rust, the metal is usually perforated somewhere you can’t see from the ground.
- Cracked or spalled concrete on a masonry crown. Dallas freeze-thaw cycles are the culprit. Water soaks into the crown, freezes overnight in January, and pops off the surface in small chunks. Each crack becomes a wider highway for water.
- A draft or cold spot near the fireplace on windy days. If the crown isn’t sealing around the flue collar, wind can press cold air down into the chase and back into the room. You’ll feel it as a faint chill, and you’ll notice the fireplace doesn’t draw as well in winter.
- You can see daylight or gap space around the crown cap from the roof. If the fit isn’t tight, it’s not just water getting in; a strong Dallas gust can lift the cap enough to work the fasteners loose. That clanking sound in a storm is the crown telling you it’s loose.

AfterReplacement Cost & What’s Included
For a standard Olympia chimney crown repair in Dallas, you’re looking at $425 to $1,100 installed. Here’s how that breaks down:
- Metal chase pan replacement with crown mount: $425 to $750, including removal of the old pan, new galvanized or stainless pan, new crown cap, and full perimeter sealing.
- Concrete crown repair (patch and reseal): $300 to $500, if the crown is structurally sound and only needs surface repair with a polymer-modified crown coat.
- Full masonry crown rebuild: $650 to $1,100, including demolition of the old crown, new concrete crown with proper drip edge, and flexible crown coating.
The price range reflects access: a one-story chase on an easy-pitch roof is quick; a steep roof in Lakewood with a second-story chase takes more time and more rigging. Every job gets a written price before we touch anything, so the number we quote is the number on the invoice. And every crown repair carries our written guarantee: if it fails within the guarantee period, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s part of the Kingswell Guarantee you get with every job.
DIY or Call Us?
You can safely inspect a few things from the ground or a ladder: look for visible cracks in the crown surface, check for rust streaks on the chase, and look for daylight under the cap. What you shouldn’t do is climb onto a roofline with a caulk gun and a bucket of roof tar. The real failures on Olympia systems happen under the crown, where the pan meets the flue collar, and if you don’t catch that, a fresh bead of sealant on top just traps water where it’s already leaking. It also doesn’t help that most Dallas roofs in August are hot enough to cook an egg, and a slip from a second-story eave isn’t worth the $300 you’d save.
Call us at (361) 314-3193 and we’ll take a look. The inspection is straightforward, we’ll take photos of exactly what we find, and you’ll get a written price before any work starts. Tell you the price first, do the work right, put it in writing – that’s the whole job.
FAQs
A properly installed metal chase pan and crown on an Olympia system typically lasts 10 to 15 years in Dallas, where the freeze-thaw cycle and 100-degree summers work on metal and concrete differently than a mild climate. Concrete crowns can last 15 to 20 years if they have a proper drip edge and flexible crown coat, but most builders’ original crowns don’t have those, which is why they fail in under a decade. If you’re not sure how old your crown is, call (361) 314-3193 and we’ll tell you during the inspection.
Yes, if the cracks are hairline and the concrete is still sound, a polymer crown coat can buy you another 5 to 8 years for a much lower cost, usually $300 to $500. If the crown is spalled, eroded, or pulling away from the flue collar, patching is throwing money at a part that’s already lost its shape. We’ll show you the crown before we recommend anything, and we won’t tell you to replace it if a coat will honestly hold.
A standard crown repair or metal pan replacement on an Olympia chimney takes about half a day, including setup, removal, install, and full cleanup. If we’re rebuilding a masonry crown, you’re looking at a full day, and the new crown needs 24 hours to cure before it can shed water. We’ll tell you the time before we start, and we arrive in the window we give you – that’s the Kingswell Way.
We stock the most common Olympia-compatible crown caps, chase pans, and crown coat materials on the truck, so most repairs in Dallas are done the same day we arrive. If your system is an older Olympia model with an odd chase dimension, we can fabricate a custom pan and have it ready within a week. We also carry repair materials from DuraFlex, HeatShield, and Gelco for other chimney jobs, so one call usually covers whatever we find.
